Dating back to the 1830’s, Thirley Cotes Farmhouse is a superb Georgian farmhouse sleeping 8 people recently completely refurbished and decorated to exacting standards with breathtaking views over the surrounding North York Moors.

The Farmhouse is positioned near Harwood Dale village on the edge of the North York Moors national park just a short distance from the elegant seaside town of Scarborough. York is only 45 minutes away and the Yorkshire coast is very close by for visiting places like Robin’s Hood’s Bay, Whitby and many other lovely coastal places.

The farmhouse has the beautiful extensive south facing views over it’s large enclosed garden to the front, you can also explore the four acres of picturesque woodland on the estate or do some wildlife watching at our pond!

Our ‘Cottage Escapes’ office is also on site staffed by our friendly local staff always ready to help you out during your stay with us.

Important notice : Please be aware that during week days from  1/10/18 to 30/4/19, we will be renovating part of the Thirley Cotes Farm site. Whilst every effort will be made to avoid disturbance to our guests, we are offering a 25% discount for half term week in October ( 19/10/18 – 2/11/18 ) and February ( 15/2/19 – 1/3/19 ) Easter weeks (12-26 April 2019) and Spring Bank week (24/05/19- 31/05/19). We will also offer a 10% discount for weekend breaks, Xmas and New year weeks although no works will be conducted at these times.

Thirley Cotes Farmhouse offers 4 bedrooms, 3 bathrooms and an upstairs game / chilling out area. Oil central heating, all fuel, towels and bed linen are included. A cot and high chair are available on request and up to 2 Pets are more than welcome. Our superb new garden terrace  provides space for quality garden furniture seating 8 people, and our new hot tub exclusively for the farmhouse guests.

Superb south facing enclosed garden with outdoor stone terrace , private parking area, fabulous private hot tub exclusive to the farmhouse, quality teak garden furniture seating 8 and new weber BBQ. Use of our enchanting woodland area for exploring , children require supervision due to unfenced stream at the bottom of the woodlands.


Enjoyed a lovely family break, the house is well equipped for all the family needs, hot tub and games room add to the enjoyment. A beautiful house in a beautiful location will definately make a return visit.


Had a lovely family get together, lovely views, lots of space. Kids couldn't be drawn from the pool table ! Needed some technical know how to operate the shower and Tv's , lovely cosy bedrooms with nice quality bedding, thanks .


We have had a great time here, the children ( and adults ) loved the games room and the hot tub. It had a very cosy christmasey atmosphere and the snow only improved the views . The house is beautiful and everything you could possibly need, thank you we will return .


Had an amazing time, Amanda the manager really friendly and helpful, nothing was too much trouble, farmhouse fabulously decorated and very well equipped, hot tub used a lot. Merry Christmas !

A great place to celebrate a big birthday, the house is absolutely brilliant in a perfect location. It has everything from top to bottom and the games room was a big plus with a fabulous hot tub , we will be back .


Fantastic family holiday, very relaxing and peaceful. Provides everything any family could possibly want for a perfect break away. Stunning scenery, amazing views especially from the hot tub enjoying sunsets. We enjoyed the wildlife too particularly the two barn owls who put on a display every evening at dusk ! We are all looking forward to a return stay, thank you to all the staff for being so friendly and helpful.


What a lovely place and a great venue to bring the family, first class facilities, wonderful location with helpful staff. We felt totally at home and relaxed and hope to return in the future. Brilliant hot tub, spent a lot of time in it ! Thank you so much.

OCTOBER 2017 -

A wonderful weekend with parents, children and grandchildren, Thirley Cotes Farm did not disappoint, kitchen superbly equipped, hot tub kept the girls busy whilst the boys used the games room. Scenery is superb especially watching the stars at night, would love to say again, thank you so much.


As a group of friends, we spend a long weekend away each year. Thirley Cotes farmhouse is perfect, pet friendly providing everything we need including the hot tub
fully stocked kitchen is a godsend and beautifully decorated. The views are spectacular and location ideal, stunning countryside and a short drive to the coast. We would love to stay again, a massive thank you to the owners who couldn't have done enough for us , we cannot recommend Thirley Cotes highly enough .


'Wow' is all i can say ! stunning location with amazing views. The house is finished to such a high standard we have loved staying there. We are now all trading in our double beds for super kings ! the staff were so helpful and friendly , we couldn't have asked for more.


Amazing location, beautiful property, great days out nearby Whitby, Dalby forest & Robin Hoods Bay. It's been a privilege to be the first to stay here, would love to come again one day.
